Payment Plan

Building P and Building L

Reservation Fee: €1000

First Payment: *60% - on contract

On Completion: 40% - November 2008

* Stage payment mortgages are available on Building P and Building L at rough construction stage - 30% at rough construction and 40% on completion.

Building K

Reservation Fee: €1000

First Payment: 40% within 21 days

Rough Construction: 20% - October 2007

On Completion: 40% - March 2009

Management

The management company will organise the payment of the yearly property tax that is deducted from the rental income. The yearly cost of the management fee will be €12 per sq. m. based on the total area of the apartment.

All clients will be forwarded a detailed management contract prior to the completion of the development.

The duties to be performed by “Aheloy Beach Residence Management Company” are as follows:

  • Caretakers
  • 24 hour security
  • Gardeners
  • Pool maintenance
  • Life guards
  • Electrical subcontractor
  • Plumbing subcontractors
  • All refuse collection
  • Sinking Fund
  • Fire Safety maintenance
  • Decorating of the exterior and common areas
  • Insurance
  • Lift maintenance
  • Rules for the resort

NOTE: It is not compulsory to let your apartment.

 

Insurance

Aheloy Beach Residence will have building insurance for the development. The insurance will be included in the yearly management fee. Owners can take out separate contents insurance on completion of the project. This contents’ insurance will not be paid by the management company.

 

Letting Company

Apartment owners can take advantage of the services of a letting company to make additional profit on their property, apart from the capital gain. The main office of the letting company will be located in the resort. The following is a typical list of duties carried out by the letting company:

  • Engage all the major tour operators to market the development in their brochures or agencies
  • Ensuring the staff is properly trained and provides a quality service
  • Servicing, cleaning of rooms, changing of towels (depending on the requirements of the tour operator)
  • Electrical, plumbing and all other minor repairs
  • Maintenance of furniture and fixtures within the apartment
  • Meter readings for water and electricity
  • Transfer of rent received to an account specified by the client
  • Marketing budget for the development

 

Furniture Pack

Owners will have the option of purchasing a quality furniture pack. Prices are fixed at €6000 for a one bed and €8000 for a two bedroom apartment (incl. VAT).

The developers have selected designers who will furnish the interiors with functional and stylistic furniture and fittings that will appeal to a broad section of tenants. Designed with flair and using quality materials, the furniture pack will be durable and good value for money.  Close to the time of rough construction the furniture packs will be offered to clients, who will receive an itemised list and images of the furniture.
