Location

Cocoa Beach is located on the southern edge of the quaint town of Belmonte, on Brazil’s Discovery Coast in the State of Bahia. Belmonte is a thriving agricultural town situated on the banks of the river Jequitinhonha where it meets the Atlantic Ocean and it is fringed by the rainforest. It has a wide array of existing amenities and attractions including schools, hospitals, bars, restaurants and shops with a new shopping centre planned as part of a regeneration programme.

The town and its amenities are important to Cocoa Beach investors as they provide local stability and potential.

The Development

Cocoa Beach is a wonderful coastal sanctuary and development opportunity covering 168.5 acres in a large L-shape plot which has been divided into individual land plots. The developer’s vision is to create a low density, secure, gated community, built to blend in sympathetically with the local surroundings. The developer plans to build swimming pools, restaurants and boutique shops.

Local Attractions

There are a number of old colonial towns nearby including Porto Seguro and Salvador, which is the former capital of Brazil and now a designated World Heritage Site. The Discovery Coast is famous for its beautiful scenery and ecotourism is a growing attraction due to the stunning natural habitat including rainforest, mangroves and coral reefs. The Discovery Coast Atlantic Forest Reserve, a UNESCO World Heritage site, consists of eight separate protected areas.

There is excellent diving to be had off the coast as well as a wide range of water sports and beach activities. There are championship golf courses along the Bahian Coastline offering stunning surroundings with settings varying from the rainforest to the sea cliffs while its 90 km of palm lined beaches provide an ideal location in which to relax and soak up the atmosphere. If you are there at the right time of the year the protected sea turtles can be seen laying their eggs on the beach.

How To Get There

Salvador, which is 350 km from Belmonte, has direct flights from the UK including Manchester, Gatwick and Heathrow airports as well as from many other destinations in Europe and the rest of the world. Porto Seguro is about a 40 minute drive from Belmonte and has its own international airport which accepts flights from Lisbon, Amsterdam and Paris. There is also a regular shuttle service between the two airports which takes approximately 45 minutes.

Property Purchase Process

Brazil allows unrestricted ownership by foreign nationals of land and property and all property there is freehold.

The process of buying is relatively straightforward but you will need a lawyer to help you through the purchase process. The purchaser must obtain a tax registration number known as a CPF – Catastro de Pessao Fisica, which your lawyer can provide for you or can be obtained via the Brazilian Embassy in the UK. A Brazilian lawyer working for an independent international law firm based in London can be recommended by Emerging Real Estate,who can safely guide you through the purchase process.
In total, fees and taxes come in at around seven per cent of the purchase price.
