RI Investment Grup has delivered some of the largest investment projects in Romania and they work in partnership with internationally renowned architects, construction groups and lawyers.

Due Diligence Check List

• Global Property SRL holds the title deeds of the land to be built on
• Euro Foundry SRL obtained planning permission in November 2006
• The properties are freehold
• The service charge for upkeep of the green areas is 20 euros per square metre per annum (to be finalised) payable by the tenant, not the landlord
• Building insurance is covered in the service charge
• The bank Banc Post provides mortgages
• The average rental income per month is 8 euros per square metre including the balcony so a 61 square metre apartment + 3 square metre balcony is 64 square metres x 8 = €512
• The deposit is 20% of the purchase price payable to the developer and a bond will be put in place to secure deposits
• The developer will have a bond to protect deposits in the remote chance they go bankrupt.  The bond is supplied by RED, a part of the First American group, which is one of the largest insurance companies in the world. 
• The developer has development funding in place from Banc Post
• There are 10 year structural builders warranties, two years electrical and mechanical guarantees and one year internal guarantee on the build
• Furniture packages will be available
